Job Description:
Basic Function Responsible for delivering METRO's Joint
Development (JD) projects. Coordinates with internal stakeholders,
local public agencies, and private developers to advance Transit
Oriented Development (TOD) projects for METRO. Performs duties in a
safe, efficient manner and in compliance with all applicable rules
and safety procedures. Responsibilities and Specific Duties
- Assists in identifying and evaluating JD opportunities for all
METRO owned properties.
- Assists in identifying and evaluating JD opportunities along
planned METRONext project alignments that will improve the overall
value of the project in terms of community benefit and enhance the
competitiveness of these projects for federal funding.
- Identifies and quantifies community benefits such as affordable
housing, clean energy improvements, mixed use development, and
other innovative ideas that encourage and enhance existing and new
transit service, enhance the quality of life, and align with City
and County's effort on Livable Communities.
- Coordinates with local governments and other public entities to
encourage development that fosters TOCs around existing METRO owned
properties and planned METRORail and METRORapid stations.
- Assists Program Manager in establishing written agreements and
processes with agency partners to progress projects.
- Collaborates with the City of Houston, Harris County, and other
local partners to address policy issues related to overall
governance or framework for advancing developmental project on site
and surrounding areas.
- Advances METRO-owned properties through the JD process,
including due diligence, community engagement, partnering, land
lease or sale, predevelopment design review, construction
coordination, project closeout, and ongoing monitoring.
- Participates in public meetings on proposed developments
- Provides project management input in evaluating proposals
- Provides excellent customer service to METRO internal and
external customers.
- Promotes safety awareness and follows safety procedures to
reduce or eliminate accidents.
- Performs other job-related duties as assigned. Education
Requirement Bachelor's degree in business, urban planning,
architecture, real estate, or related degree.Years & Experience
Required Minimum of 8 years of work experience in real estate,
community development, urban planning, architecture, or related
field. Prior experience developing TOD for other agencies in an
urban environment. Experience in developing and delivery of TOD and
JD through agency led or private developer led projects
preferred.Knowledge & Skills Required Experience establishing and
maintaining effective and collaborative working relationships with
METRO staff and leadership, consultants, partner agencies,
community groups, and the general public. Knowledge of urban
planning and land use regulations. Knowledge of real estate
principles, practices, and management. Excellent communication
skills and ability to understand community sensitivity and
context.Additional Information The Metropolitan Transit Authority
