Petereit Investments, Inc., located in Spring, Texas, is a commercial real estate company established over 40 years ago, focusing on property management, leasing, development, and acquisition of commercial retail properties in Houston and surrounding areas of Houston. We are seeking a professional Commercial Property Manager to join our team. OVERALL DESCRIPTION: The Commercial Property Manager will provide day-to-day operations management of a minimum of 9 retail shopping centers. The candidate must have excellent verbal and written communication skills, the ability to multi-task in a fast-paced environment and maintain professional and courteous relationships with tenants, vendors, contractors, and co-workers. Key areas of responsibility include tenant relations, property operations, and rent collections. Property Management Duties: Firm understanding of a commercial retail lease so as to enforce terms of lease agreements Investigate and resolve tenant complaints and concerns in a timely and efficient manner Oversee, input, and maintain current and accurate data in the property management system in a timely manner Familiarity with space amenities and codes for buildings Complete property inspections and identify and prioritize potential repairs/maintenance Monitor and complete property maintenance and repairs in a timely and cost-effective manner Prepare accurate work orders in the property management system for maintenance and repairs Build relationships with tenants by offering solutions to problems and recommending retention incentives Ensure timely payments and collections for assigned properties; proactively collect past due rent and other accrued arrears from tenants; monitor problem tenants on an ongoing basis and offer proactive solutions that maximize long-term profitability for the property Familiarity with tenant defaults and lockouts Work closely with the accounting department to complete annual expense budgets for properties as well as NNN reconciliations. Negotiate and manage contracts with outside vendors REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES : Solid foundation primarily in Class B and C retail shopping centers Proficiency in Microsoft Office, including Word, Excel, Outlook Proficiency in Rent Manager a plus Possess strong interpersonal skills so as to develop rapport with tenants and prospective tenants Possess solid organizational and multi-tasking skills to stay on top of many requests and demands by tenants, vendors, and co-workers Must exhibit a solid foundation for attention to detail; a high level of accuracy and a natural tendency to follow up and follow through on matters Ability to solve problems and work independently, take personal ownership of properties Excellent written communication skills - ability to write effective and concise correspondence and reports Team player; act as backup property manager for properties covered by other property managers Mathematical skills - the ability to add/subtract, multiply/divide, fractions/decimals, compute rental rates based on square footage Excellent follow-up capacity for buildouts and property repairs Proficient in time management General knowledge of city and county codes relating to building permits Ability to work under pressure, deal with multiple deadlines, and effectively manage stressful situations Ability to generally understand regional economic conditions and the overall impact on tenants General knowledge of property profitability and expense management by each property Accept and abide by internal procedures and processes REQUIRED EDUCATION AND/OR EXPERIENCE : A minimum of three to five years of commercial property management experience, preferably retail, is required. A College degree is preferred, but not required. PHYSICAL DEMANDS: The property manager must have the ability to travel to assigned properties and walk the properties; will be required to visit properties up to an hour away to inspect properties. WORK ENVIRONMENT : Casual office environment; will be expected to visit properties, meet with tenants, and meet with vendors/contractors; Business hours are 9am - 5pm; may need to work off business hours approximately 5% of the time. This position is an approximate 70% / 30% split between working in-office and out on the property. SALARY This position pays an annual salary of $75,000-$80,000 plus the ability to earn an annual bonus.
