SNI is hiring for a Bookeeper who specializes in Revenue Cycle and has a strong background in AR. This role is responsible for monthly invoicing, maintenance of accurate and timely tenant ledgers, assisting with the collection of past due rents performance of all deposit accounting functions, all monthly and annual reconciliations related to tenant invoicing and billing, and some property and lease administration functions as they relate to the revenue cycle.The position is in office, no remote or hybrid at this time.Position: Bookkeeper Industry: Real-Estate Location: Houston, TX 77004 Schedule: M-F 8-5 Type: Temp to Perm Reason for opening: Internal Growth Pay Rate: up to $28/hr About company & environment: We are a privately owned company located in downtown Houston with multiple commercial retail shopping centers in our real estate portfolio. Founded in 1945 as real estate development company and as an independent oil and gas producer. Responsibilities: Post monthly rents and late fees according to established policies and timelines. Collect on past due accounts. Enter and process receipts immediately after they have been received, reconciling the payment amount with the Tenant's account balance. Maintain Accounts Receivable sub-ledger. Follow-up on and collect payment for all checks deemed to be non-sufficient funds (NSF). Participate with Accounting Supervisor in monthly AR meetings and monthly closing meetings. Enter all Tenant move-ins and move-outs in Quickbooks and Yardi. Answer Tenant inquiries via email and telephone, providing related information and documents when required and scan/save into Tenant files in Yardi. Answer emails from Leasing/Property Mgmt regarding Tenant accounting records Complete all annual CAM reconciliations for all properties. Track and manage monthly water meter readings, water bills, and grease trap inspection fees. Ensure that all Tenant information in Yardi is current and accurate, making necessary changes as needed Calculate and invoice monthly management fees, commissions, and construction fees on a monthly basis. Maintain commission schedule and commission invoices Forward unresolved tenant complaints to Property Managers for resolution and assistance as required. Create accounting abstracts for new tenants. Process evictions, rent increases, tenancy terminations, and Tenant assignments. Support all legal activities related to tenant matters. Complete monthly reports in Quickbooks, Yardi, and Excel. Qualifications and Requirements: Post-secondary degree/diploma in accounting OR related field or experience; 2 to 3 years' of accounts receivable or collections experience; Strong command of MS-Word and MS-Excel; Experience in AR Excellent oral and written communication skills; Strong aptitude for working in a deadline-oriented environment; Able to work both independently and comfortably as part of a team; Excellent organizational skills with a strong ability to multi-task; Detail-oriented with attention to accuracy; able to resolve problems using facts, sound reasoning and common sense; Forward thinking with an ability to develop creative strategic solutions to issues; Strong follow-up skills with the ability to effectively resolve difficult issues in a timely manner; and Multi-tenant property accounting experience or experience in the real estate industry and knowledge of Yardi property management systems considered an asset.Software: Quickbooks and Yardi
