Job Description:
SUMMARY
The primary purpose of a Maintenance Technician is to provide
demonstrated sub journeyman-level work in a designated craft(s).
Impacts routine maintenance and repairs of all mechanical
equipment, systems, buildings and grounds.
ESSENTIAL JOB FUNCTIONS:
Under direct supervision performs routine and preventative
maintenance on various equipment, buildings and utility systems
using one or more craft trade skills. Maintains records of
materials, jobs, and other pertinent information.
JOB SPECIFIC COMPETENCIES
Maintain Facility Appearance, Functionality and Safety: Replace
damaged ceiling tiles, floor tiles and cove base. Install modular
furniture, bulletin boards, pictures, etc. Repair vinyl and
carpeted floors. Patch and paint work. Assist Painter when needed.
Respond to, (client critical and facility), equipment alarms, code
reds, etc. Cleans assigned areas. Perform installations and repairs
on doors, door closers, locks, hinges, framework,
alignment, strike plates. Adjust / replace door closers. Perform
inspections of fire doors and fire walls and make necessary repairs
as needed
Reduce Outside Contractor Costs: Layout and install suspended metal
grid ceilings, complete with air supply and exhaust grills, and
lay-in ceiling tiles. Notifies proper personnel about smoke
detectors. Perform drywall repairs and framework. Performs
carpentry tasks such as construction, repair and maintenance of
woodstructures. Tear down case work, fix cabinets, and fix laminate
on doors and casework. Mount soap dispensers, paper towel holders,
etc.
Increase Customer Focus and Satisfaction: Quickly respond to Client
"Dispatch" work order requests for a variety of tasks. Respond to
customer service requests. Talk to Customers and keep them informed
on job status. Requisition parts and materials needed to conduct
the daily activities. Completes all required paperwork -
timesheets, activity logs, etc.
Maintain an Efficient Response to Work Orders and Reduce/Balance
Workload for Other Shops: Provides back-up support for the other
crafts. Perform specific tasks to assist other Shops such as
running Electrical wiring, switches, light fixtures; HVAC Filter
and belt changes; Refrigeration soldering; Utility pump
replacement. Perform minor plumbing work such as leaking faucets,
piping, valves, etc. Repair
plumbing lines, faucets and pipe fittings. Replace sinks. Change
out lighting ballasts, lamps, and fixtures. Respond to power
outages. Adjusts
light sensors. Replace batteries on toilet dispensers.
Other duties as assigned.
High school diploma or equivalent. Two years experience in one or
more crafts (i.e. - plumbing, electrical, carpentry, painting,
HVAC, instrumentation) It is the policy of The University of Texas
